Continued from Southern House Plans
My husband & I have purchased 5 different house plans to date since the original purchase of our lot 6 yrs ago. What were our needs?
Nice big kitchen with features such as breakfast room (similar to keeping room of colonial homes).
Good for both living in and entertaining.
The convenience of a laundry room somewhere within this area to tend wash, while perhaps cooking, etc.
Designer kitchen must house commercial fridge & freezer & range with "hearth" feeling details
good size walk-in pantry
easy access to family room and separate dining area somewhere between the kitchen/breakfast area & family room
Functional space used for more than dining with a view perhaps
A nice porch not far from kitchen to grill or just sit out on
built-in brick grill, of course
I would like a nice welcoming foyer area that is good to seasonally decorate to welcome guests so cozy layout & wider dimensions make sense here
Within this area, I'd like access to steps up
large closet for coats
and a powder room with respectable layout
Nice sink in furniture quality base
not next to commode and commode not staring directly at the door as you open to come into room
The powder room placed within this area allows privacy and a subtle stop before entering the main house
This foyer can have direct or not direct access to kitchen
And most definitely a master bedroom suite on main floor without ridiculous proportions
Now upstairs for 2 main suites
Bedrooms large enough to house (2) double beds to each
practical for mother with kids or 3 or more kids visiting if you wanted to change the layout of room, one would have it with this type of proportion say....12 x 18 (smallest)
and better yet add a separate TV room that both parties can share separate from downstairs (opt)computer housing as well
An added bonus room over the garage (garage double downstairs) would be helpful for multi-purpose
better yet, make the room accessable directly from a mud room next to a garage (good husband hang out on game days)
All this would not need to take up an enormous amount of sq footage and wow, what resale appeal for many!!!! We found something almost this good (ref "HouseplanGuys Plan #17-448)
You can easily make this a better functioning house. We will also add a separate structure garage w/ loft .Need to house riding tractor, garden equip and 3 separate dog stalls w/ individual access to outside & overhang maybe sink & commode area also while gardening
